We start by finding out what you are looking for in a property and then help you find it. Throughout the whole process, we will be here to guide you through the different steps. Once you have settled into your new home, we will be here to ensure that your home is properly maintained throughout your tenancy. It couldn’t be easier.
Below are a few things about our process that you’ll need to know.
Applying for a Rental Property
To start the process of finding a house that you can call home, please fill out the
application form at the bottom of this page and send it back to us. We will then check your references and run a credit check.
The next step in our process begins when a suitable property becomes available. We will be in touch with you when this happens but please stay proactive in your search. If you are interested in the property, we will need you to complete an application form. To speed up this process, we recommend that you have written and verbal reference prepared beforehand.
When this part of the process is complete, we will then speak with our landlord and a decision about your application is made within a very short time frame. We don’t like to keep you waiting and will endeavour to get back to you as soon as possible.
What will it cost to move in?
The average cost to rent and move into a $400.00 home will be:
One week’s rent
Letting fees (one week’s rent + GST)

During Your Tenancy
Throughout your tenancy, we will continuously ensure that you are comfortable and take care of any maintenance needs that arise. However, there are some things that we need you to know.
Get Connected Sooner
When you first move in. you can get your services connected quicker with FAST CONNECT. They will organise the connection of essential services for you and there is no bond for power and gas.
Rent
Rent for our properties are paid in advance on a weekly or fortnightly basis. Should there be any situations that will cause a rent payment to be missed, please notify your property manager immediately.
Routine Inspections
We carry out property inspections once every 10 weeks to keep in touch and check on the condition of the property. Should you find that the property is damaged or that maintenance is required, please let us know immediately so that we can arrange for a tradesperson to investigate the matter.
You are more than welcome to contact us in the office during work hours or on the mobile after hours. In the case of an emergency, please do not hesitate to call us at any time.
Moving To Your New Home
We know that moving to a new home can be both exciting and stressful at the same time. However, there are two things that you must remember to do:
If you are on a Periodic Tenancy and wish to vacate the property, please give us 21 days notice in writing.
Should you wish to vacate earlier if you are on a Fixed-Term Tenancy, please let your property manager be aware of your intention and we can discuss it.
As your bank will require your confirmation before stopping your automatic payments, this is something that we need you to be responsible for. You should also ensure that the cut off date is after your last rent payment is made.
